Bio-metric based gate access [02 Mar 2020]

We want to introduce biometric based gate access at the Maingate to act as an optional method for entry, Basement-1, Basement-2 & Club House  to act as an compulsory method for entry.



Biomteric data will be collected from the resident from 20th March, 2020 Tentatively.



We will start a trial soon and send a notification once it is ready.

Rules & Regulation for Tenant [24 Feb 2020]


  1. If your new tenant is coming to Royal City then you need to complete the formalities before the tenant arrives at Royal City. Please get in touch with Estate Office to get the NOC and other documents.




  1. NOC (No Objection Certificate) from PRC is mandatory for the residents before shifting in or leaving out of the society premises.




  1. Police verification of tenants shall be the responsibility of the Flat Owners. The verified copy of police verification and rent agreement must be deposited at Estate office by the Owner.




  1. Owners are advised to ensure that tenants clear paper bill, Daily mart Dues, IGL, NPCL,  and cable bill etc before they vacate flat in society.




  1. Flat Owners are requested and advised not to keep bachelors as tenants and do not let your Flat to be used as hostel/guest house or a mess. Flat Owners are requested to keep only families as tenants.




  1. If tenants are having late night parties, loud music, creating nuisance, or Flat used as hostel/guest house which is very disturbing to other residents in the society if Tenant is found guilty the HE/SHE needs to vacate the house within 7 days.




  1. The tenant should respect their neighbor&rsquos privacy and follow the apartment laws.




  1. A tenant should interact with the managing committee before shifting in the society.



Keeping in view of complex, flat owners should deposit the following documents for their new tenants well in advance.




  1. Rent agreement on Rs 100 stamp paper of U P GOVT duly notarized.




  1. Rent Agreement format shall be provided by PRC on isociety app.




  1. Marriage Certificate of tenant.




  1. Tenants GOVT ID proof which may be passport, PAN Card, Aadhaar card, driving license etc of all family members.




  1. Tenants local ID proof, as to why they want to shift in this area, whether they are serving in this area or running their own business.   




  1. Tenants form duly completed and signed by flat owner and his tenant with Rs 1000.00 plus GST as documentation fee. Form is available in maintenance form.




  1. All the Tenants shall deposit Police Verification Form/Certification of their employees (Fulltime or Part-time) to PRC Office.




  1. Salary Slip of Tenants.




  1. Police verification of tenants shall be the responsibility of the Flat Owners. The verified copy of police verification and rent agreement must be deposited at Estate office by the Owner. Based on the above documents, police verification from verification cell, SSP Office Greater Noida only.



All the residents are requested to kindly cooperate in maintaining the society premises and make it an ideal society for living.

Dear Residents,   



Pets are quite
like family members. However, with growing Purvanchal Royal City, it can be Some
Guide Lines for Pet Owners.



 



1.    Few
pet owners while taking their pets out leave them free in the parks/common
areas creating scare/danger to fellow residents and their families. Pet owners
are requested to take their pets out with proper pet collers/harnessing.



 



2.    Every
day it seen that the complex, including both the basements are littered with
pet shit. With immediate effect defaulters, if caught physically or through CCTV
footage, will be penalized with Rs 500/-.



 



3.    We request
to pet owners Please clean up when the pet defecates in common area or find out
other solutions for maintaining cleanliness.



 



4.   
Pets Owner is accountable for their vaccination. Residents
are also requested to take their pets outside the premises for daily relieving.



 



5.   
Even on walks within the premises or in any other common
area, the animal has to be on a leash and accompanied by the owner at all
times.



 



6.   
Pets are not allowed in any of the gardens. Pet owners are
required to clean up after their pets.



 



7.   
The dog owner must make sure that their pet is not causing
any nuisance in the neighborhood.



 



8.   
Make sure your pet gets adequate exercise and is fed properly
and vaccinations are up to date.



 



9.   
Barking, which is a natural form of expression of a dog, has
to be tolerated in a society. Pet owners must make an effort to keep their dogs
quiet, especially during night hours.



 



10. Train
your pet and Ensure that the pet does not cause an inconvenience as in
incessant barking, messing up common areas or being aggressive.

Lift lobby at all floors are required to be cleared at all times, of
cycles, flower pots etc, as per the requirement of Fire Department, for the
purpose of quick rescue operation in case of fire incident. Fire department
team keeps coming to inspect this aspect, frequently. In case they find
anything kept in lift lobbies, they can levy heavy penalty on us. You all are
requested to remove such items from lift lobbies at all floors.

Dear Residents,



It is for your kind attention that proper
arrangements of Fire & Safety have been installed as per the National
Building Code (NBC) and Other Relevant Standards at your complex namely “Purvanchal Royal City”, GH-05 Sector
CHI-V, Greater Noida. We are giving the short description of firefighting
system for your kind attention and few guidelines in case of emergency
situation as follows:



 1.    Addressable Fire Alarm & Smoke Detection System.



2.    Voice Alarm / Emergency Communication System.



3.    Fire Hydrant Sprinkler System.



4.    Fire Extinguishers.



 1.    The fire alarm system has many parts that work together. Some of the
parts are out of sight. In a fire, smoke detectors sense smoke and activate the
fire alarm. Manual fire alarm boxes allow people to sound the alarm. When the
fire alarm system activates it will warn residents of danger.



 2.    Everyone in the building should know where to find the manual fire alarm
boxes (alarm boxes on the wall with a pull bar). Most are found within five
feet of an exit door/Staircase.



 3.    If there is a fire, pull the manual fire alarm box handle on your way
out of the Apartment.



 4.    When the system senses smoke or fire, a loud horn or tone will sound.
Everyone must know what this sound means and how to react.



 5.    Leave the building right away if you hear the sound of a fire alarm.
Stay outside at your meeting place until you are told the building is safe.



6.    Treat every fire alarm as an emergency. When the alarms sounds, get
outside.



 7.    Only use a manual fire alarm box if there is smoke or fire on your way
out to notify the Purvanchal’s Staff and your neighbors.



 8.    If an announcement is made throughout the building, listen carefully and
follow directions.



 9.    Use the stairs to get out. Typically you should not use the elevator
unless directed by the fire department.



 10. As per NBC, Smoke detectors & Sprinkler system have been installed
in all apartments. Please ensure the LED given in the Smoke detectors must be
blinking in every 5- 10 seconds. Please do not cover the Smoke Detectors &
Sprinkler Heads with any foreign objects, which may impede the system’s
function.



11. It is strictly advised that please do not remove/temper/alter the
detectors & sprinkler heads/ cut the wiring of the detectors/ cover above
the False Ceiling. This may lead the apartment owner in danger. In such case
the developer will not be held responsible in any manner. If any resident have
done any alteration in firefighting system, sprinklers inside the flat. Such
residents not only put themselves in danger but also a life threat to their neighbors and as well as for the entire complex.  If it comes to the notice of the Developer,
the notice will be issued to such flat owners to strictly rectify the same at
their risk and cost and will also be intimated to the concerned Authorities for
further legal/penal action against such flat owners/residents.



12.  Do not hang anything on the
sprinkler heads or pipes.



People living in a high-rise apartment / condominium building need to
think ahead and be prepared in the event of a fire. It is important to know the
fire safety features in your building and work together with neighbors to help
keep the building as fire-safe as possible.



We seek your cooperation in this regard and it is requested that if you find
any resident doing alteration/damages in existing firefighting system, please
do intimate the Estate Office immediately so that timely strict action could be
taken against such residents.
