Circular No 810 – Final Reminder and Notice Mandatory Relocation of Kitchen Sink to Original Location [08 Feb 2026]

Date: Sunday, February 8, 2026

Circular No. 810 – Final Reminder and Notice Mandatory Relocation of Kitchen Sink to Original Location

Dear Residents,

This is a final reminder in continuation of Circular No. 611 dated July 27, 2024, regarding the unauthorised relocation of kitchen sinks to the kitchen lobby and their connection to the rainwater harvesting line.

Despite repeated communication and adequate time provided, it has been observed that in several flats, the kitchen sink waste line remains connected to the rainwater harvesting system. This unauthorised practice is causing serious damage to the rainwater harvesting bore and disrupting the proper functioning of the system.

Residents are once again directed to ensure that kitchen sinks remain only at their original approved locations and are completely disconnected from the rainwater harvesting line. All such unauthorised alterations must be rectified without delay.

Please take note that the rainwater harvesting system has already required re-boring due to damage caused by these connections. In case the above-mentioned issue is not rectified within 10 days from the date of this notice, the management shall be constrained to initiate appropriate legal action against the concerned flat owner, in addition to recovering the cost of repairs, re-boring, and any consequential damages, without any further notice.

We urge all affected residents to treat this matter with utmost seriousness and ensure immediate compliance in the larger interest of the community.

Circular No 809 Final Reminder: Immediate Rectification of Fire Safety Alterations and Mandatory Compliance [08 Feb 2026]

Date: Sunday, February 8, 2026

Circular No 809 Final Reminder: Immediate Rectification of Fire Safety Alterations and Mandatory Compliance

Dear Residents,

This is to formally remind all concerned residents that, despite the issuance of Circular No. 806 dated Friday, 23 January 2026, several flats have not yet been rectified, as unauthorised alterations have been made to approved fire safety systems within their units.

It is deeply concerning that even after repeated inspections and multiple reminders, several residents have failed to restore their fire safety installations to the approved and original condition. Such continued non-compliance constitutes a serious violation of statutory fire safety norms and poses a direct risk to life and property, not only to the occupants of the concerned flat but also to the entire tower.

You are hereby once again directed to immediately remove all unauthorised modifications and fully restore the fire safety system as per the approved layout.

IMPORTANT DIRECTIONS:

  • Restoration must be completed within seven (7) days from the date of this circular.
  • All restoration work shall be carried out entirely at the resident’s own cost, risk, and responsibility.
  • Any further delay or refusal to comply will be treated as wilful negligence and deliberate violation of safety regulations.

In case of continued non-compliance after the above deadline, the Management shall be compelled to initiate strict action without any further notice, including but not limited to:

  • Reporting the violation to the Fire Department and other competent statutory authorities
  • Initiation of action under applicable fire safety laws and regulations
  • All consequences, including legal and financial liabilities arising from such action, shall rest solely with the concerned resident.

Residents who require technical guidance for restoration may contact the Estate Office for clarification regarding the approved fire safety configuration.

For assistance and coordination:

8800190810 | 8800190823 | 9717291592 | 9311771103, Email: emprc@purvanchalprojects.com

Further, residents whose flats were found locked during the earlier inspection and who have not yet arranged for re-inspection are reminded to do so immediately. Failure to facilitate inspection will also be viewed as non-compliance.

Fire safety is not optional. It is a shared and non-negotiable responsibility. Your immediate cooperation is expected in the interest of the safety of all residents.

Warm regards, PRC Estate Administration

Dear Residents,

We hope this communication finds you in good health and high spirits.

As the tenure of the existing Cultural Committee approaches its conclusion, the PRC Estate Administration is pleased to initiate the process for constituting the new Cultural Committee. This transition presents a valuable opportunity for residents to actively contribute to the cultural and social life of Purvanchal Royal City and to further strengthen our sense of community.

The outgoing Cultural Committee has played an important role in planning and executing numerous cultural events, festivals, and social activities that have fostered unity, harmony, and shared pride among residents. We extend our sincere appreciation to all outgoing members for their dedication, time, and valuable contributions to the community.

In keeping with the principles of inclusivity and balanced representation, the new Cultural Committee will comprise two members from each tower, one male and one female. This structure is intended to ensure equitable participation and representation from all towers across PRC.

Flat owners who own and reside in Purvanchal Royal City are eligible to apply or be nominated to the Cultural Committee. Members should have a genuine interest in community engagement and be willing to contribute their time and effort toward cultural initiatives. The committee will be responsible for planning and organizing cultural and social events such as festivals, national celebrations, theme-based programs, and talent showcases, while ensuring inclusive participation across all age groups, religions, cultures, and backgrounds. Members are also expected to actively participate in monthly meetings and contribute to discussions and decisions related to cultural activities and events.

Nomination and Submission Process

Residents may nominate themselves or another eligible resident by completing the nomination form available through the iSociety App, WhatsApp groups, or Telegram groups. The duly completed nomination form must be submitted to the Estate Office on or before 15 February 2026. Each nomination must be supported by signatures of at least 20 flat owners from the same tower, confirming their endorsement and ensuring transparency and community participation.

If more than one valid nomination is received from the same tower, the final selection shall be made through a fair and transparent draw of lots, conducted at the Estate Office in the presence of the applicants.

Circular No 807 Notice Regarding Ban on Short-Term Letting OYO Airbnb and Temporary Stay in Residential Flats [24 Jan 2026]

Date: Saturday, January 24, 2026

Circular No 807 Notice Regarding Ban on Short-Term Letting, OYO / Airbnb and Temporary Stay in Residential Flats

Dear Residents,

It has been observed with serious concern that some flats in society are being used for short-term stays and are being offered through platforms such as OYO, Airbnb, and similar online booking portals, as well as through offline arrangements.

The Management strongly notes that such use of residential flats is strictly against the basic character of the society, creates serious security and safety risks, and causes inconvenience and disturbance to genuine residents.

Residents are hereby informed that, as per the regulations and planning norms of the Greater Noida Industrial Development Authority (GNIDA), all residential flats are sanctioned strictly for residential use only. Use of any flat for commercial purposes, including hotels, guest houses, service apartments, or any other kind of lodging or commercial activity, is strictly prohibited on residential premises.

Such short-term stay activities are also in violation of the Society Bye-Laws, which permit flats to be used only for bona fide long-term residential purposes and not for commercial exploitation or hotel/guest house type operations.

Therefore, in the interest of safety, security, and peaceful living of all residents, it is hereby decided and strictly directed that:

1. No flat shall be listed or operated on OYO, Airbnb, or any similar online or offline booking platform.

2. No flat shall be used for daily, weekly, short-term, or temporary stay by paying guests, visitors, or unknown occupants.

3. Flats may be rented out only for long-term residential use, strictly after completing all documentation, police verification, and registration formalities with the Association and Security Office.

In case of any non-compliance with this notice, the PRC Estate Administration may be constrained to take appropriate action as per Bye-Laws.

All residents are requested to treat this matter as extremely important and cooperate fully in maintaining the safety, discipline, and residential character of our society.

This notice shall come into effect immediately.

For any queries or assistance, please feel free to contact the Estate Office at emprc@purvanchalprojects.com or reach out to the Estate Managers at 8800190810, 8800190823, 9311771103, or 9717291592.

Kind Regards,

Circular No 806 URGENT - Mandatory Restoration of Fire Safety Systems and Re-Inspection of Flats [23 Jan 2026]

Date: Friday, 23 January 2026

Circular No 806 URGENT: Mandatory Restoration of Fire Safety Systems and Re-Inspection of Flats

Dear Residents,

As part of our ongoing fire safety compliance drive, our technical team recently conducted a detailed inspection of all towers. During this exercise, it was found that a significant number of flats have made unauthorised alterations to the approved fire safety systems installed in their units.

It is a matter of serious concern that in 90 flats, the fire safety system has been modified or tampered with. In several of these cases, two to three reminders have already been issued earlier, yet the necessary corrections have still not been carried out. Additionally, some new flats have now been added to this list.

All residents whose flats are listed are hereby directed to immediately remove all unauthorised modifications and restore the fire safety system to its original, approved condition.

Please note:

1. Restoration must be completed within ten (10) days from the date of this circular.

2. The entire work shall be done at the resident's own risk, responsibility, and cost.

3. Any deviation from the approved fire safety layout is a serious safety violation and puts not only your own family but also your neighbours and the entire tower at risk.

Our technical team is available to guide you if you need any clarification regarding the original fire safety configuration.

In the event of failure to comply within the stipulated timeframe, the Management shall be constrained to initiate appropriate action in accordance with applicable laws, rules, and statutory fire safety regulations, including reporting the matter to the competent authorities. Any consequences, penalties, or legal liabilities arising out of such non-compliance shall be solely at the risk, cost, and responsibility of the concerned resident.

For support or clarification regarding restoration of fire safety systems, you may contact:

8800190810 | 8800190823 | 9717291592 | 9311771103 | emprc@purvanchalprojects.com

Separately, during the same inspection drive, around 825 flats could not be inspected as they were locked at the scheduled time.

Residents whose flats were found locked during the inspection are hereby informed that they must arrange for a re-inspection at the earliest. Such residents are requested to immediately contact the concerned team to fix a rechecking schedule by calling 8800190810, 7303093033, 9910912940, or 9058484346.

The attached list includes flats with fire safety deviations as well as flats that could not be inspected earlier due to being locked.

All concerned residents are requested to treat this matter with utmost seriousness and urgency. Fire safety is a shared responsibility, and strict compliance is essential for the safety of everyone living in society.

Thank you for your cooperation.

CIRCULAR NO 800 Strict Warning Prohibited Practices in Towers [25 Dec 2025]

Date: Thursday, December 25, 2025

CIRCULAR NO. 800 – Strict Warning: Prohibited Practices in Towers

Dear Residents,

This is to bring to everyone’s attention two very serious issues that have been repeatedly reported, despite earlier reminders and advisories. These actions are creating nuisance, safety hazards, and showing disregard for community living norms.

Throwing Garbage and Food Items in Lawns

Some residents have been throwing garbage, leftover food, and other waste into the lawns of ground-floor flats. This is absolutely unacceptable. Such behaviour:

  • Creates unhygienic and unpleasant conditions.
  • Endangers pets and children who may unknowingly come in contact with or consume such items.
  • Disrespects the privacy and well-being of fellow residents.

This must stop immediately. Throwing anything into another resident’s lawn, balcony will be treated as a deliberate nuisance, and strict action will be taken.

Flower Pots on Balcony Ledges

Despite repeated reminders, many residents continue to place flower pots on balcony ledges. This practice is extremely dangerous. Pots can fall at any time due to wind, rain, or accidental movement, putting the lives of residents, especially those on the ground floor and those walking below, at serious risk.

Let it be clearly understood: placing flower pots on balcony ledges is strictly prohibited. Any such violation is a serious safety hazard and will not be tolerated.

Final Warning

Both of these issues—throwing waste into lawns and keeping flower pots on ledges—are violations of community safety and discipline. Any future violation will attract strict action as per the government bylaws.

We urge all residents to act responsibly and respect the shared values of safe and harmonious living. These rules are not optional—they are necessary for the safety, dignity, and well-being of everyone.

For any queries, please write to us at emprc@purvanchalprojects.com or contact your Estate Manager at 8800190823, 9717291592, 9311771103, or 8800190810.

CIRCULAR NO 798 Final Warning Regarding Encroachment and Unauthorised Balcony Covering [18 Dec 2025]

Date: Thursday, 18 December 2025

CIRCULAR NO 798  Final Warning Regarding Encroachment and Unauthorised Balcony Covering

Dear Residents,

This serves as a final warning to all residents regarding ongoing cases of encroachment and unauthorised balcony covering observed within the society. Despite previous reminders, several flats continue to remain non-compliant.

As per the Greater Noida Industrial Development Authority (GNIDA) Building Regulations and Government Bylaws, both encroachment and balcony covering are strictly prohibited and constitute a violation of approved building plans.

Encroachment refers to any extension or modification beyond the allotted flat boundary into common areas, corridors, service ducts, or external spaces, or any alteration affecting the external elevation. These actions disrupt the uniformity of the layout, infringe on shared spaces, and breach GNIDA norms.

Similarly, covering balconies—whether with glass, metal, grills, or any temporary or permanent structure—is not permitted under GNIDA Bylaws. Balconies are designed to remain open for ventilation, natural light, and emergency access. Such coverings create serious concerns, including:

Fire Safety Hazards: Obstructing firefighting access and increasing fire risk.

Structural Weakening: Unauthorised additions may affect building stability.

Blocked Emergency Access: Hindering rescue operations during emergencies.

Violation of Aesthetics: Altering the tower’s approved design and uniform appearance.

Residents must take note of the following:

  • All unauthorised balcony coverings must be removed immediately.
  • Any encroachment or modification in common or external areas must be restored to the original condition without delay.
  • Failure to comply will result in strict penalties, sealing of modified areas, and further legal action as per GNIDA Bylaws—without any further notice.

Residents who have already received individual notices are specifically instructed to act upon them on or before 25 December 2025 to avoid enforcement measures.

We urge all residents to cooperate in maintaining the integrity, safety, and approved design of Purvanchal Royal City. Compliance is not only a regulatory requirement but also a collective responsibility for the safety and harmony of our community.

We hope this letter finds you and your loved ones in good health.

Our utmost priority is the safety and well-being of all residents living within our community. As part of our ongoing commitment to maintaining a secure living environment, we will conduct comprehensive fire system checks in every flat within PRC twice a year.

This fire system checking is a precautionary measure to ensure the efficiency and effectiveness of our fire safety infrastructure. The inspection helps us identify potential issues, confirm the proper functioning of fire prevention and detection equipment, and address any concerns without delay.

Our team of professionals specialising in fire safety systems will carry out the inspection. They will begin visits to residences starting Thursday, December 18, 2025, between 9:00 AM and 6:00 PM. The process typically takes no longer than 15 minutes per flat, depending on the unit's size and layout.

During the inspection, our team will:

Check the fire sprinkler system inside your flat.

Inspect smoke detectors and fire alarms to confirm functionality.

Verify the condition of fire hoses and other firefighting equipment on your floor.

Important Reminder:

As per our previous Circulars Reminder: Fire Safety Violations & Urgent Need for Compliance, during the last inspection, it was observed that some residents had made unauthorised changes to the fire safety system. We once again request that all residents remove any such modifications or obstructions immediately. If any flat is found not to have taken corrective measures despite this final reminder, we will be compelled to report the matter to the local Fire Department and other regulatory authorities without further notice.

In case of specific concerns, please contact our office at 8800190810, 8800190823, 9311771103, 9717291592, or email us at emprc@purvanchalprojects.com before the inspection date.

Dear Residents,

We hope you are doing well.

This is to inform you that Gym No. 1 will be temporarily closed from November 30 to December 03, 2025, to carry out essential maintenance and safety-related work. Over the past few weeks, we have identified several issues that require immediate attention to ensure the facility remains safe, clean, and fully functional for all residents.

The following activities will be undertaken during this period:

Replacement of Wood Panels:

Some wall and floor wood panels have suffered wear and tear and require replacement. This work is necessary to maintain safety standards and prevent further damage.

Mirror Replacement and Repairs:

Certain mirrors have developed cracks or need alignment correction. These will be replaced or repaired to ensure a safe workout environment.

AC Duct Cleaning:

The AC ducts in Gym No. 1 will undergo a complete cleaning process to improve ventilation and maintain hygiene. This is an important step to ensure clean airflow once the gym reopens.

Due to the nature of the work, particularly the chemical treatment and AC duct cleaning, the facility will remain closed until all activities are completed and the environment is safe for use. Gym No. 1 will reopen on December 04, 2025.

Request for formation of Apartment Owners Association AOA of Purvanchal Royal City Complex [27 Nov 2025]

Date: Wednesday, 26 November 2025

Sub: Request for formation of Apartment Owners Association (AOA) of Purvanchal Royal City Complex situated at Plot No GH-05, Sector-CHI-V, Greater Noida.

Dear Residents,

Warm greetings from Purvanchal Projects Pvt. Ltd.

We want to begin by extending our sincere gratitude to all residents of Purvanchal Royal City for your continued faith, support, and cooperation over the years. Since the beginning of possession and occupancy in 2018 & 2023, respectively, of Purvanchal Royal City Phase 1 & Phase II, we have remained dedicated to ensuring that residents experience a safe, clean, and well-maintained living environment. Over the years, Purvanchal Projects Pvt. Ltd. has consistently demonstrated its care and commitment toward the well-being of its residents, ensuring that every aspect of the community—from safety and cleanliness to comfort and maintenance—is managed with attention and responsibility. From infrastructure upkeep and facility management to community safety and beautification, we have consistently worked to uphold the high standards that define the Purvanchal Royal City.

Your trust and partnership have been the cornerstone of our efforts, and together we have built a community that reflects quality living and collective pride.

As previously communicated through earlier circulars, the time has now come to initiate the next important step in the society’s governance — the registration of the Apartment Owners Association (AOA), in line with the provisions of the Uttar Pradesh Apartment (Promotion of Construction, Ownership, and Maintenance) Act, 2010. The formation of the AOA is an essential process that empowers residents to manage & control the said residential Complex.

We therefore request that residents begin the AOA registration process by attending an Annual General Meeting (AGM) open to all residents of Purvanchal Royal City complex to discuss and finalise the formation of the AOA. Following this, residents may formally approach the Deputy Registrar (Firms & Societies) to appoint an independent observer to oversee and conduct the elections in a transparent and fair manner. This is a crucial step to ensure fairness, credibility, uniform participation, and a smooth transition to an elected AOA body that represents all residents equally.

Purvanchal Projects Pvt. Ltd. will fully support the entire process. We assure all residents that we will provide full cooperation and all required documentation, along with complete logistical support, to facilitate the AOA’s registration, verification and election process.

COMMITMENT AFTER HANDOVER

At the same time, we would like to assure all residents that Purvanchal Projects Pvt. Ltd. remains fully committed to supporting the community even beyond the handover. We understand the importance of consistency and service quality during this transition phase, and we will continue to extend our full cooperation to ensure a smooth and efficient changeover.

Once the AOA formally takes over the management and control of the said complex from the company, if the AOA wishes, Purvanchal Projects Pvt. Ltd. will be pleased to continue providing comprehensive maintenance and facility management for the complex on a cost-to-cost basis. This proposal will be extended to the AOA under a mutually agreed framework, ensuring transparency, continuity of services, and preservation of the same quality standards that residents have experienced so far.

Once the AOA is duly registered and the elected body assumes charge, the developer will initiate the formal handover of the project and all related operational responsibilities to the newly constituted AOA. This will include the signing of inventory records, checklists, asset registers, and all other required documentation to ensure a transparent and properly documented transition.

In addition, the developer will remit the interest-free maintenance security deposits to the AOA after making the due deductions.

The handover process will be conducted in a structured and transparent manner, ensuring that all technical and operational aspects are clearly documented and transitioned in a responsible manner. This entire process is expected to take approximately 2 to 3 months from the date of AOA registration.

We once again extend our heartfelt thanks to all residents for their unwavering trust and cooperation. Together, we have built a community we can all be proud of, and we look forward to your continued support as we take this important step toward self-governance and collective management.

Warm regards,

Purvanchal Projects Pvt. Ltd.

Purvanchal Group consistently works towards improving operations via quality checks and by following timeliness in both construction work and possession. The company maintains the highest standards of construction when it comes to aspects like aesthetics, comfort, durability and luxury.
