This is in continuation of our earlier communications dated 14 March 2026, 17 April 2026, and Monday, 27 April 2026 regarding the convening of the Annual General Meeting (AGM) to form the Apartment Owners’ Association (AOA) at Purvanchal Royal City.
The AGM is scheduled for Sunday, 3 May 2026, at 11:00 AM at the Club House, Purvanchal Royal City. The purpose of this communication is to reiterate and strongly emphasise the mandatory requirement for pre-verification for all apartment owners intending to attend the AGM.
Mandatory Pre-Verification Process
In order to ensure that the AGM is conducted in a smooth, orderly, and time-efficient manner, all apartment owners are required to complete the pre-verification process in advance by visiting the Estate Office.
All owners are requested to personally visit the Estate Office, fill out the prescribed Pre-Verification Form, and submit the same along with the required documents. The verification will be carried out by the Estate Office officials, and upon successful completion of the process, the AGM Entry Slip / Attendance Pass shall be issued hand-to-hand to the verified apartment owner.
This Entry Slip will serve as the official authorisation for entry and participation in the AGM. Without this document, entry to the meeting venue will not be permitted.
Documents required for verification:
Apartment owners must bring a valid photo ID (aadhaar card/PAN card) along with proof of ownership (registered sale deed or relevant document) at the time of pre-verification, as this process is essential to confirm the authenticity of participants and ensure the integrity of the meeting proceedings.
One Representative per Unit
It is reiterated that only one representative per apartment/unit shall be permitted to participate in the AGM. In case of multiple owners, the primary allottee shall represent the unit. Where the primary allottee is unable to attend, a co-allottee may participate, subject to the submission of a proper authorisation, as already communicated earlier.
Pre-Verification on the Day of AGM
For residents' convenience, a limited pre-verification desk will be set up at the venue on the day of the AGM (3 May 2026). However, this facility will be available only between 10:00 AM and 11:00 AM.
Residents are advised to note that the AGM will commence at 11:00 AM sharp, and due to time constraints, on-the-spot verification may lead to delays and congestion in completing the process. Therefore, all apartment owners are strongly advised not to rely on same-day verification and to complete the process well in advance at the Estate Office.
Importance of Compliance:
The pre-verification process ensures smooth entry, avoids delays, allows only verified owners to participate, and maintains proper records. Circular No. 835 – Reminder: Comprehensive Fire Safety Guidelines for Balconies and Kitchen Areas
Dear Residents,
This is a reminder with reference to our earlier advisory regarding fire safety in the balcony and kitchen areas. Ensuring fire safety within the society requires constant vigilance and strict adherence to prescribed precautions by all residents. Your cooperation in this regard is essential to prevent any untoward incidents.
 
All residents are once again requested to carefully follow the guidelines mentioned below:
Avoid Storage of Combustible Materials:
Residents must not store any inflammable or combustible materials such as empty cartons, paper, plastic items, cloth, wooden articles, or similar materials in balcony areas. Such items can easily catch fire and may lead to rapid spread if exposed to heat or sparks.
No Use of Balconies as Storage Spaces:
Balconies are meant for ventilation and safety access. Storing loose, unused, or discarded household items in balconies increases the fire load and obstructs emergency response if required. Residents are advised to keep balconies clean, clear, and free from any unnecessary materials.
Strict Prohibition on Throwing Burning Materials:
Throwing cigarette butts, matchsticks, agarbatti residue, or any burning or smouldering material from upper floors is strictly prohibited. Such actions pose a serious threat to the safety of residents and property. Any violation will be treated as a serious safety lapse and may invite strict action as per applicable rules.
Regular Servicing and Cleaning of Kitchen Chimneys:
Residents are strongly advised to ensure periodic servicing and thorough cleaning of their kitchen chimneys. Over time, oil, grease, and dust accumulate inside the chimney duct and filters, which are highly flammable. 
Avoid Leaving Flames or Cooking Unattended:
Residents must not leave any open flame unattended. Items such as candles, diyas, oil lamps, or cooking on gas stoves should never be left unattended under any circumstances. Ensure that gas burners are turned off properly after use and avoid overheating of oil or flammable substances while cooking.
Further, to ensure that this advisory reaches every household, our security personnel will be visiting all flats to personally inform residents and reiterate these safety guidelines. Residents are requested to extend their cooperation during these visits.
Please note that the above measures are not merely advisory in nature but are critical safety requirements intended to safeguard lives, property, and the overall well-being of the community. Non-compliance may lead to unsafe conditions affecting multiple households.

Circular No. 834: Important Reminder – Recharge Your DG Meter Timely to Avoid Disruption
Dear Residents,
This is a courteous reminder regarding the recharge process for your DG (Diesel Generator) meter, as outlined in previous Circulars. To ensure an uninterrupted power supply, it is essential to maintain a sufficient balance in your DG meter, especially during power outages.
You can recharge your DG meter either through the Estate Office or via the iSociety App.
To check your DG balance, open the iSociety App, go to the ‘Energy’ tab, and tap the exclamation mark (!) on the right-hand side. A pop-up will appear displaying your DG meter balance, usage details, and other relevant information.
To recharge your DG meter using the iSociety App, return to the main menu and select ‘Accounts’. Scroll down and tap on ‘Pay’. Under ‘Bill Type’, choose ‘Electricity’, then enter the desired recharge amount (for example, ₹1500). Tap on ‘Make Payment,’ and a new page will open. Please review all the details carefully. Once verified, click ‘Proceed to Pay’, select your preferred payment method, and confirm the transaction. Upon successful completion, your DG meter will be recharged automatically.

Circular No. 834 Greater Noida Authority – Mandatory Registration of Pets and Compliance Guidelines
Dear Residents,
This is a reminder to all pet owners regarding the mandatory compliance of pet registration and guidelines as prescribed by the Greater Noida Industrial Development Authority. All residents owning dogs or cats are required to follow these rules strictly. Non-compliance will incur penalties as per the Authority's norms.
1. REGISTRATION (MANDATORY)
• All pets must be registered annually on the Mitra (GNIDAPR) App.
• Required documents: Valid vaccination records (rabies compulsory) and proof of ownership.
• A penalty of Rs. 2,000/- shall be imposed for unregistered pets.
2. PET HEALTH & IDENTIFICATION
• Pets must be vaccinated and microchipped.
• Owners must carry a health certificate if the pet is unwell.
• Pet deaths must be updated/reported on the GNIDAPR App.
3. PET OWNER RESPONSIBILITY
• Pets must be kept on a leash at all times in common areas.
• Leaving pets unattended outside homes is strictly prohibited.
• Pet owners must clean pet waste in all public/common areas.
• Pets must be handled responsibly in lifts and shared spaces.
• Any untoward incident will attract a penalty of Rs. 10,000/-, and the pet owner shall bear all treatment expenses.
• In case of incidents involving stray animals, applicable treatment costs shall be borne by the pet owner as per guidelines.
4. IMMEDIATE ACTION REQUIRED
• Complete pet registration on the Mitra (GNIDAPR) App without delay.
• Ensure vaccinations, microchipping, and documentation are up to date.
• Strictly follow leash rules, hygiene practices, and public area guidelines.
• Do not allow pets to roam freely or defecate in public places such as roads, streets, or parks. Violations will attract penalties of Rs. 100/- (first instance), Rs. 200/- (second instance), and Rs. 500/- (third instance).

As part of our annual preventive maintenance, work will be carried out on electrical panels, rising mains, bus bar tapped box meter boards, MCC, and MCCB connections.

Last night, a minor fire incident was reported in Tower 16. Upon review, it was observed that certain combustible materials had been kept in a balcony, which caught fire after a cigarette butt was thrown from an upper floor. The situation was swiftly brought under control by our security personnel and fire response team, and no serious damage occurred.
While the incident was contained in time, it highlights a serious safety risk that can be avoided with basic precautions.
All residents are therefore requested to strictly follow the guidelines below:
- Please do not store any inflammable or combustible materials such as empty cartons, paper, cloth, or similar items in balcony areas.
- Avoid using balconies for the storage of loose or unused items that may pose a fire hazard.

Subject: Mandatory Pre-Verification of Apartment Owners for Participation in AGM Scheduled on 3 May 2026
Dear Apartment Owners,
This is in continuation of our earlier communication regarding the Annual General Meeting (AGM) scheduled to be held on Sunday, 3 May 2026, at Purvanchal Royal City. In consideration of the advice given by some residents to ensure that the meeting is conducted in a smooth, orderly, and time-efficient manner.
Accordingly, all eligible apartment owners/allottees who intend to attend and participate in the AGM are required to complete a mandatory pre-verification process at the Estate Office by the 2nd of May 2026. This measure has been introduced to avoid congestion and delays at the meeting venue and to ensure that only duly verified participants are permitted entry.
The pre-verification shall be carried out at the Estate Office during working hours on all working days up to the notified deadline. Allottees are required to carry valid photo identification, such as an Aadhaar Card or a PAN Card, along with relevant ownership documents, including a Registered Deed, as applicable. Upon successful verification, an authorisation or confirmation shall be issued, and only such pre-verified individuals shall be allowed to attend and participate in the AGM.
It is reiterated that participation shall be limited to one representative per apartment or unit. In cases where there are multiple allottees, the primary allottee shall ordinarily represent the unit. However, in the event of the primary allottee being unable to attend, a co-allottee may be authorised to participate, subject to submission of a duly signed authorisation letter or a verifiable authorisation email from the primary allottee at the time of pre-verification, along with valid identification documents.
All apartment owners are requested to extend their cooperation in completing the formalities in advance to facilitate the smooth and efficient conduct of the AGM. After successful verification, the Estate Office shall issue an AGM Entry Slip / Attendance Pass with counterfoil (for AGM scheduled on Sunday, 3 May 2026).

Circular No. 830 – Re-opening of Swimming Pool – Important Guidelines and Precautions
Dear Residents,
We are pleased to inform you that the swimming pools at Purvanchal Royal City will be re-opening on Monday, 13 April 2026. The facility is being brought into operation with due consideration of safety, hygiene, and regulatory standards. All residents are hereby required to strictly adhere to the following conditions, which are mandatory and non-negotiable in nature.
Use of the swimming pool shall be permitted only in proper swimming attire along with a compulsory swim cap. Entry in regular clothes is strictly prohibited under all circumstances. Residents are further advised that any individual suffering from open wounds, cuts, bandages, skin infections, fever, cold, cough, or any communicable or dermatological condition shall not be permitted to use the pool. This restriction is in the public interest and will be enforced without exception.
Parents and guardians shall bear full responsibility for minors. Children below 14 years of age shall not be allowed to enter or use the swimming pool without being accompanied and supervised by their parent or guardian at all times. Any negligence in this regard will be viewed seriously.
Strict hygiene protocols must be followed by all users. It is mandatory to take a shower before and after pool usage. Application of oils, lotions, or creams prior to entering the pool is not permitted. All individuals must use the disinfectant footbath before entry. For infants and toddlers, only swim-proof diapers are permitted, and the use of regular diapers is strictly prohibited due to contamination risks.
Swimming Pool Timings:

The swimming pool shall remain closed every Thursday for scheduled cleaning, maintenance, and water quality management. No access shall be granted on this day under any circumstances.
In the interest of safety and discipline, carrying or consuming food and beverages inside the pool area is strictly prohibited. Running, rough play, or any form of misconduct will not be tolerated. Residents must maintain decorum at all times and shall not engage or distract lifeguards during duty hours, as this may compromise safety supervision. Videography and photography inside the swimming pool area are strictly prohibited under all circumstances to ensure the privacy and safety of all residents.
With regard to guest access, residents intending to bring guests must obtain a valid guest pass from the Estate Office strictly between 9:00 AM to 6:00 PM. No guest shall be permitted entry without an authorised pass. It is reiterated that the swimming pool facility is exclusively for residents and their duly registered guests only. Entry of any outsider or unauthorised individual is strictly prohibited and will invite immediate action. Non-compliance with any of the above guidelines shall result in denial of entry and may lead to suspension of pool usage privileges, in addition to further administrative action as deemed appropriate.

CIRCULAR NO. 829 – Strict Compliance on Use of Common Facilities and Access Control
Dear Residents,
We hope you and your family are doing well.
It has been observed that some residents are bringing outsiders onto the premises and allowing them to access common facilities, which is strictly against society's rules and compromises the safety and security of all residents. A previous circular has already been issued to reinforce this regulation however, instances of non-compliance continue to be reported.
It has also come to our notice that in certain cases, residents have shared their access cards with outsiders, facilitated their entry by allowing the use of valid parking stickers on external vehicles, and in some instances, such individuals have even approached the Estate Office to complete registration formalities by declaring that they are residing with the concerned residents. Further, it has been observed that such individuals are entering the premises on a daily basis through the main gate, making it increasingly difficult to effectively monitor and regulate their access. Some such cases have been identified by the security team, and entry has been denied accordingly.
Residents are strictly instructed not to share access cards, parking stickers, or any form of entry authorisation with non-residents under any circumstances. Such actions will be treated as a serious violation of society rules.
All residents are once again requested to ensure that common amenities such as the clubhouse, swimming pool, gym, and other shared facilities are used strictly by authorised residents and registered occupants only.
Non-compliance will be viewed seriously, and violators may face suspension of facility usage for a period of one month, along with further action as deemed appropriate by the management.

Circular No. 827 Reminder: Immediate Rectification of Fire Safety Alterations and Mandatory Compliance
 
Dear Residents,
This is in continuation of Circular No. 806 dated 23 January 2026 regarding unauthorised alterations in fire safety systems within residential units.
As per the latest inspection carried out across the society, 47 flats remain non-compliant and have undergone alterations, including the covering of sprinklers, the removal/non-installation of detectors, or the obstruction of fire safety equipment.
It is a matter of serious concern that despite repeated reminders and sufficient time provided, these critical deficiencies have not been rectified. Such actions directly violate approved fire safety norms and significantly increase the risk to life and property throughout the complex.
You are hereby directed to immediately remove all unauthorised modifications and restore the fire safety systems to their original approved condition.
IMPORTANT DIRECTIONS:
- All rectification work must be completed within seven (7) days from the date of this circular.
- All costs, risks, and responsibilities for restoration shall be borne entirely by the respective residents.
- Any delay or failure to comply will be treated as willful negligence and a violation of statutory safety norms.
In case of non-compliance after the above deadline, strict action shall be initiated without any further notice, including:
- Reporting the violation to the Fire Department and other competent statutory authorities
- Initiation of action under applicable fire safety laws and regulations
- All consequences, including legal and financial liabilities arising from such action, shall rest solely with the concerned resident.

In alignment with this principle, we are pleased to announce that the Management has once again decided to maintain the current maintenance charges at ₹3.70 per sq. ft. per month, without any increase for this period. Additionally, we would like to thank the shop owners for their continued support in maintaining the complex. In line with our commitment to fairness and stability, the maintenance charges for commercial shops remain unchanged at Rs 20 per Sqft per month. We recognise the importance of your establishments in enhancing the convenience and vibrancy of our community, and we assure you of our continued efforts to maintain high-quality infrastructure and services for all.
The detailed sheet for category-wise maintenance charges to be paid by the flat owners is attached as “Annexure A & B”. Therefore, it is requested to arrange to deposit the maintenance charges as per the category of your flat/shop mentioned in the attached “Annexure A & B” on or before 10.04.2026.
Your cooperation is solicited for timely payment. No separate reminders will be sent to you. Please ensure sufficient balance in your Bank Account on the dates mentioned in your cheques. If you are opting for the quarterly option, the dates of the cheques should be 10.04.2026, 10.07.2026, 10.10.2026, and 10.01.2027, and all four cheques should be handed over at our estate office on or before 10.04.2026.
If you make an online payment, the payment should be received on or before the due dates as mentioned above. In case of default in the payment, the following penalty schedule will be applicable:
In case of delay in payment after 10.04.2026, the interest @10% per annum shall be charged for the first 30 days. After that, an appropriate penalty/action will be imposed against the defaulters in addition to the levy of the interest as mentioned above.
In case of cheque bounces, Rs. 500/- will be charged as Bank & other charges. If the flat owner(s) fail to pay or redeposit the new cheque in place of the bounced cheque within 10 days, the interest & penalty will also be charged as mentioned in clause “A” above after 10 days.

This is in continuation of our earlier notice dated 14th March 2026 regarding the convening of the First General Body Meeting (GBM) for the formation of the Apartment Owners’ Association (AOA) at Purvanchal Royal City.
We wish to inform you that a meeting was held on Sunday, 22 March 2026, between the PRC Residents Committee Members and the Estate Office. During the meeting, the Committee requested that the GBM be scheduled with an extended notice period to facilitate wider participation and allow sufficient time for preparation by all apartment owners.
In consideration of this request, and in the interest of ensuring transparency, inclusiveness, and maximum participation, it has been decided to revise the date of the First General Body Meeting.

It has come to our attention that certain instances involving teenagers engaging in inappropriate and unlawful activities within the society premises have been observed. Such behaviour is a matter of serious concern and cannot be overlooked.
In view of the above, the following decisions have been taken:
Strict Prohibition:
Any form of unlawful activity, including substance misuse, is strictly prohibited within the society premises.
Increased Vigilance:
The management will enhance monitoring and vigilance across common areas. Awareness measures will also be initiated to ensure that residents and their families remain informed and cautious.
Final Warning:
This communication serves as a final notice. Any further instance of non-compliance will be dealt with strictly and may be reported to the appropriate authorities. Necessary legal action will be initiated without any further notice.
We request all parents and guardians to counsel their children and ensure adherence to society rules and responsible conduct at all times.
